Working as a real estate agent is no joke at all. There are a lot of things that can happen and hard work that is needed to be done along the process before one can consider a himself a real estate expert.
You may consider yourself a good real estate agent who attends to his duties and responsibilities for his clients. But you have to admit that there are contributing factors and sometimes frivolous clients that just want to get smart with people such as you.
How do you avoid from entrapping yourself to lawsuits from clients? There are many ways but the basics still matter. For example, when you are negotiating with a buyer or a seller, make sure that you document all point of contact, the date, time and the reason why you made such arrangement with the client. When there is something you offer and the client refuses, make sure you also the client sign a waiver.
This is to make sure that aside from all the legal protection you can obtain when you are in a real lawsuit, you have all the protection and evidence you need right in your own office.
